Property viewings are usually quite short so it's essential to have a checklist to ensure you assess all aspects thoroughly. Here are 10 essential items to include in your property viewing checklist:
- Exterior Condition:
- Check the roof, walls, drains/gutters, windows, doors and proximity to large trees. Look for signs of damage, wear or needed repairs. Are tiles missing on the roof or visible cracks on the walls?
- Interior Condition:
- Examine the walls, ceilings, windows and floors. Does it need work? Look for cracks on walls/ceiling and other signs of structural issues, water stains, damp (a damp meter is useful), loft condition and type of insulation (if applicable). Are windows double glazed? Any signs of damp / mould / condensation / woodworm? What's the condition of the flooring?
- Room Layout and Sizes:
- Assess the layout and size of each room to ensure they meet your needs. Consider whether the space can accommodate the intended use/buyer. If buying for HMO, do the room sizes meet the standards?
- Plumbing and Electrical Systems:
- How old are they? Does it need plumbing and rewiring?Test faucets (mains connection and water pressure), toilets, and light switches to ensure they are in good working order.
- Heating and Cooling:
- Verify the heating and cooling systems. Ask about the type of heating (e.g., central heating, radiators) and air conditioning (if applicable) and the age and condition of boiler (if applicable).
- Kitchen:
- Check general condition of units/worktops and whether it is gas or electric. If white goods included, check for any signs of wear or malfunction. If not, is there enough space? Space for dining/chairs?
- Bathroom:
- Examine bathroom fixtures such as sinks, toilets, showers, and bathtubs. Look for leaks, water pressure, time for hot water, mould/damp/leaks, and overall condition. Check the condition of sealant/grouting
- Storage Space:
- Assess the availability of in-built storage space, including closets, cabinets, and attic/basement storage or the space to build it in.
- Outdoor Space:
- If applicable, inspect condition of any outdoor spaces, such as a garden, balcony, or patio. Check for any signs of Japanese knotweed as this will impact whether lenders could finance it
- Other checks:
- Potential to extend/loft conversion, what walls can be moved, fixtures to be left behind, internet speeds/availability, mobile dead phone spots, existing planning permissions and flood risk
